My name is Manuel Cava and I provide all of the services of an Exclusive Buyer Agent. I am a Property Personal Shopper for individuals, families, overseas buyers and investors, whether to purchase or rent, long or short term, in most luxury areas of Madrid.
Finding a house can be a time-consuming experience, and if you use my services you will be peeking into a whole life dedicated to the property business, as owner, buyer, tenant and directly related to the construction business.
I do not take listings, except the list of properties I own and for which I never charge commission. For rentals I offer this list, if available as well as the rest of properties available in the market.
I serve only my buyers and future tenants, never the sellers or tenants.
This is how it works:

  • We begin with a meeting to discuss your property preferences
  • In a few days I will provide you with a comprehensive list of properties that match your precise requirements and must haves. This process includes intense research of all relevant Agencies and contacts, for sale by owners and new construction.
  • I will then drive you to visit the properties you choose from the list while discussing all aspects of the property.
  • I will assist you in developing an offering price, interpret information on comparable homes and will negotiate terms and conditions of lease or purchase contract in order to offer greater protection to buyers and tenants.
  • Price negotiation can be very stressful for buyers and tenants, especially for families relocating who often have little perspective for housing values in my city.

  • I can recommend banks that can prequalify you for a mortgage, lawyers that can assist you in the purchasing process, and can help you with all the services you need in case you want to renovate a property or hire an interior designer.
  • I specialize in luxury areas such as Moraleja (La Moraleja, Soto de la Moraleja, Encinar de los Reyes) Barrio de Salamanca (Retiro, Castellana) Chamberí (Almagro) and Chamartin (Paseo de la Habana) and have ammassed a wealth of information in this area regarding:

    • Schools
    • Taxes (property tax, vehicle tax…)
    • Other services such as Gyms, Community Services, Police Stations, Public Libraries and Grocery Stores… Information I believe is important especially if you are relocating.

For me the buyer and tenant come first and I work hard to get my client the best terms and conditions.

All my 37 years of life I’ve been surrounded, one way or another by the property and real estate business. Thanks to direct family contacts I have been able to know the construction business through luxury homes built from the 70´s onwards in Chamartin (Edificio Tiuna, Jardín Arichuna, Jardín Terepaima, Terrace Houses in Paseo de la Habana nº 187 and 189) Chamberi (Edificio Maracay in Fortuny street), Soto Moraleja (Tiuna houses and Jardin de las Irlandesas), Parque Conde (Jardín Tiuna) Aravaca (Residencial Arascues)... I have therefore grown watching the business from the front row until I started managing our own properties located all over Madrid, Soto de la Moraleja, Aravaca and Marbella. This managing experience goes from leasing and everything involved in it such as contracts and agreements, property renovations and negotiations, to buying and selling properties. Lately I’ve been working as an Exclusive Buyer Agent, researching the business every day, having as a basis the American model and adapting it to the Spanish market.
